Soft washing vinyl siding — safe, low-pressure cleaning
Know the Difference

Soft Wash or Pressure Wash?

The wrong method damages surfaces. Knowing which tool each one needs is the job.

  • Soft washing — siding, roofs, painted surfaces. Low pressure, longer-lasting.
  • Pressure washing — concrete, pavers, stone. Power where it's safe.
  • Maintenance plans — keep it that way year-round.
Straight Pricing

What a House Wash Costs

House washing is priced by square footage: $0.25 per square foot.

  • 1,000 sq ft home — about $250
  • 1,500 sq ft home — about $375
  • 2,000 sq ft home — about $500
  • Two stories — same rate. Height doesn't change the price.
  • Heavy mold or algae — quoted after a look. More growth means more product and more dwell time.

No Surprise Invoices

Every job is quoted before work starts, and the number you're given is the number you pay. Roofs, pavers, gutters, decks and concrete are quoted separately — they're priced by the surface, not by the square foot of the house.

Frequently Asked

How much does pressure washing cost in Bucks County, PA?

House washing is priced at $0.25 per square foot. A 1,000 square foot home is about $250, a 1,500 square foot home about $375. Two-story homes are the same rate — height doesn't change the price. Homes with heavy mold or algae take more product and more dwell time, so those are quoted after a look. Roofs, pavers, gutters and concrete are priced separately by the surface.

What is the difference between soft washing and pressure washing?

Soft washing uses low pressure and a cleaning solution that kills algae, mold and mildew at the root. Pressure washing uses high-pressure water with no chemistry. Siding, roofs and painted surfaces get soft washed — high pressure dents aluminum, cracks vinyl and forces water behind panels. Concrete, pavers and stone can take pressure. Using the wrong one causes damage that doesn't show up until later.

Is the green stuff on my siding mold or algae?

On siding it is almost always algae, not mold. Green growth on north-facing and shaded walls is algae feeding on moisture and surface grime. Black streaks on a roof are a different organism — gloeocapsa magma — which feeds on the limestone filler in asphalt shingles. Both are killed by a soft wash solution; neither is removed permanently by rinsing alone.

Will soft washing kill my plants?

Not when it's done properly. Landscaping is pre-wet before any solution is applied, covered where needed, and rinsed thoroughly afterward. Pre-wetting is what matters most — saturated foliage doesn't absorb the solution. Anyone who skips that step will damage your beds.

How often should I have my house washed in Pennsylvania?

Most homes in southeastern Pennsylvania do well on a yearly wash. Heavily shaded properties, homes under mature trees and anything near water often need it more often, because walls that never fully dry grow algae back faster. Waiting several years doesn't save money — established growth takes more product and more labor to remove.

Can you clean a roof without damaging the shingles?

Yes, with a soft wash. Roofs are cleaned from a ladder or the ground using low pressure and a solution that kills the algae in place. A pressure washer on asphalt shingles strips the protective granules and takes years off the roof's life. Anyone putting high pressure on your shingles is damaging them.

Do I need to be home during the service?

No. We need access to an outdoor water spigot and a clear path around the house. Most customers are at work. We'll text before arriving and again when the job is finished.

How long does a house wash take?

Most single-family homes take two to four hours from setup to final rinse. Townhomes are usually faster. Larger homes, heavy growth or additional surfaces like roofs, decks or pavers add time, and that's discussed when the job is quoted.

Can pressure washing remove oxidation from vinyl siding?

No — pressure alone won't touch it, and trying harder just damages the siding. Oxidation is the chalky, faded haze caused by UV breakdown of the siding surface. It needs a dedicated oxidation removal treatment, which is a separate service from a standard house wash.

What is the best time of year to pressure wash in Pennsylvania?

Spring through fall. Anything above roughly 40°F works, and late spring is ideal because it clears winter growth before summer. Cleaning solutions don't perform well near freezing, so mid-winter jobs are limited.
